Residential

Cluain Lair is phase two of Kerry County Councils latest housing development on the Western side of Tralee, consisting of 89-dwellings via a ‘Designed by the Contractor’ contract.
Proposed and designed as light gauge steel structures, the dwellings are a mix of houses and apartments and duplex units in a range of 1-bedroom, 2-bedroom and 3-bedroom units. The units are organized in blocks of varying sizes and heights, from single storey to 3 storey. Extensive preparatory work including sensitive archeological digs, site reduction and large scale earthwork were necessary.
Due to the karst limestone geography of Tralee and learned experience from Phase 1 we constructed all dwellings from raft foundations.
To mitigate nuisance to adjoining residents and minimise construction traffic & public interface, ECKL proposed and developed and alternative site compound and access route from and adjoining WWTP by-road. This eliminated overlap with phase 1 and Lohercannon residents.
